and to sell the new building areas from tias to

time provided by public auction for such berus of

years (not being less than 75 years renewable for

one further tera on readjustment of Crown Rant) as

are from time to time fixed for the sale by Govern-

ment of Crown Land for builling purposes and sub-

ject to the payment of such upset price or preniun

and the payment of improved Crown Rent as may from

time to time be determined by the Board as the fair

market value of the area provided for sale and part,

-icularly subject to the necessary restrictions

required for the erection of buildings in accord-

ance with the prescribed designs. The improved

Crown Rent from new Leases to be paid to the Gover-
